State "certified" real
estate appraisers interested in employment with Residential
Appraisal Services must also meet the company’s standards and

supervisory or review appraiser, and a list of zip codes within your

Comp
Checks "Can you
check the comps? I want to know if I should order the
appraisal." This is the question appraisers are being
asked, more and more. Of course lenders or borrowers are just
seeking to avoid an appraisal fee if the property is not going to
appraise out. It's the old "cart before the horse," though. How
can an appraiser really tell you the final number without
doing the work? An appraiser is especially liable
for guessing about values. The result of any appraisal is
unknown until major portions of the appraisal are
completed.
When an appraiser "comps"
or "comp checks" a property, what the appraiser is actually doing is
providing an appraisal report. If this appraisal report is
unsupported, has no notes or memos in the work file, maybe has no
work file whatsoever, then the appraiser would be in an
uncomfortable situation.
Perhaps the chances of
legal action against an appraiser are minimal, perhaps not. A
professional appraiser must decide if he is going to provide
services which involve no property inspection, a lot of guesswork,
and may vary well be in violation of USPAP
Even if only a verbal or
as a single sentence in an email, a "comp" sort of appraisal can
carry with it the liability of a full appraisal. Many appraisers are
willing to work for nothing, many are unaware the practice is
unethical. All licensed appraisers in the State of Illinois are
subject to USPAP. Illegal and
unethical appraisal practices are investigated by the State of
Illinois Department of Professional Regulation and other organized
appraisal groups. Inexperienced or unethical appraisers, many
who even believe the practice is just good customer service, maybe
consider it part of promoting or marketing their services, make it
more difficult.
As part of our normal procedure, we check sales
data before we call to inspect the subject. If there are
obvious discrepancies, we will contact you. If there are no
apparent problems, we will make the appointment and inspect the
property. If the appraisal is cancelled for any reason after the inspection but
before the appraisal report has been completed, 50% of the appraisal
fee will be due. We prefer that instead of asking us to "Pre-Comp"
or "Comp Search" a property that you use one or more of the free
services to check the approximate value of the property, then order
the appraisal.

component, what really matters. That is what gets your home sold.

sale for up to 12 months at the price you dictate. I would be
